This episode covers the following questions:

1. I have a residential property that is in a rural location that is vacant. The property is of reasonable size with outbuildings and is attracting unwanted attention with frequent vandalism. Can the panel provide me any recommendations how best to secure the property and prevent further damage.
2. The Minimum Energy Efficiency Standards legislation came into force in April 2018. As a Property Management Agency we are aware unless a building has an Energy Performance Certificate (EPC) in place showing that the building has an energy efficiency rating of E or better, we are banned from letting to a tenant. We are often appointed by our clients who purchase portfolio stock which will be a mixture of occupied and vacant. What would the panel recommend as best practise to ensure we can turnaround properties and get them occupied quickly and compliantly.
3. I have several individuals who have absconded our rental properties, with rent outstanding. We do not have forwarding addresses so are looking to understand from the panel what options we have.
4. The Commercial Rent (Coronavirus) Act 2022 is now in force and as a commercial landlord, I would interested to know from the panel how the market has reacted in recovering arrears.
