In the Event of Fire: Your Essential Guide to Clearway’s Life-Saving Fire Alarms

Did you know Clearway is a leader in tailored fire systems and alarms for commercial and rental properties?

You can’t compromise on safety. You literally can’t. So, here’s everything you need to know about our range of services to help monitor and detect a fire and save lives, livelihoods, bricks and mortar.

Saddening Statistics

Not the most cheerful way to kick off 2024, but the most recent Home Office statistics data tables regarding workplace fires make for sobering reading.

Insurance firm Morgan Clark reports that there were 7,648 fires in office environments during 2022/23, with industrial premises being most at risk. And, this statistic doesn’t include public buildings, garages, or private non-residential buildings.

So, the accurate numbers are most probably much higher.

Mostly, the causes were faulty appliances and leads, with poorly maintained fuel supplies close behind. Shockingly, 17% of fires were started deliberately – that’s nearly a fifth started by arsonists. Clearway knows that arson is a big concern for vacant and occupied UK businesses, yet official figures put the facts into starker relief.

A Clear and Present Danger – With a Clear(way) Solution

Regardless of size, industry and location, any commercial premises can transform into a blanket of smoke and a sea of flames. Especially unoccupied ones.

Fires take hold in seconds and spread a long way within minutes. They’re a severe risk to life and limb, directly or through noxious fumes. Sadly, for multiple reasons, some businesses never recover fully from a fire. Therefore, as much as possible, prevention is paramount.

We have the answer.

Clearway offers excellent automated fire and security systems.

In 2024, the technology that underpins these services is truly outstanding, and we can adapt them entirely to the needs of your commercial property. You may wish to have a standalone fire system or ask us for advice on a fully integrated solution to combine the best of both worlds. In addition, Clearway will deliver, fit, and install everything.

It’s Up To You

If you’re a landlord or are responsible for managing a commercial building, you’ll know that certain robust legal obligations apply to you regarding fire safety.

They are also enforceable if the premises is empty – the exact same rules apply. You must look after the property, surrounding structures. Equally, there are standards to maintain to keep your insurance cover. (We’ll address this critical topic in an upcoming article.)

Fire Safety Law and Regulations

Just briefly, here are the primary laws that will apply:

  • The primary regulation you should pay attention to in England and Wales is the Regulatory Reform (Fire Safety) Order 2005 (also known as ‘The Fire Safety Order‘).
  • In Scotland, you must comply with the Fire (Scotland) Act 2005 and the associated Fire Safety (Scotland) Regulations 2006.

Services from Clearway

Clearway’s consultants can advise on the most appropriate fire systems design, and we have a team of highly experienced installers. We can maintain and monitor your systems 24/7, too.

Whatever the type or location of your property, there is a design installation that will meet your needs perfectly. Also, if you own an industrial property, we provide room integrity testing to ensure gas suppression systems are fully contained in an air-sealed space.

We design our fire solutions to:

  • Enhance fire detection
  • Confirm the existence of a fire (or other dangerous incident)
  • Suppress and control the fire if possible
  • Enable any occupants to act quickly, including a safe exit
  • Help you stay compliant with health and safety regulations, and legal standards

All our products are ISO 90012015 with BAFE SP203 accreditation for your peace of mind. With testing and approval, only the best will do.

Standards and Structures – Do You Comply?

Compliance with health and safety regulations is fundamental.

In higher-risk properties, the laws surrounding fire risk will be more stringent. Examples could be buildings with a risk of heat, flammable substances and electrical equipment.

A bespoke system will be a must-have in scenarios like these. In any case, there is never a one-size-fits-all resolution so get in touch to find out more.

Likewise, you may only require protection for higher-hazard areas or properties with risks of heat.

Our Fire Alarm Systems

Broadly, Clearway’s products fall into two categories:

  1. Conventional. Here, one or more circuits are connected to sensors to detect a fire. Each device has its own wire, linked to a control panel, and there could be multiple connections. These alarms are best suited to smaller properties, where alarms cover specified “zones”.
  2. Addressable. The clue is in the name: each device connects to its own address. Unlike the conventional system, which relies on zones rather than distinct areas, the detection expertise of addressable systems is more sophisticated: the alert shows up on the main control panel with precise information about where the fire is.

This looped network approach is ideal for larger facilities such as multi-site complexes or shopping centres.

Superior Specifications

Clearway’s commercial fire alarm systems incorporate public address and voice evacuation controls, on and off-site control panel management, and remote alarm monitoring (see below).

Keeping An Eye

Fire alarms can’t work in isolation; it sounds obvious, but if they detect a fire or smoke, people need to know about it. And, act accordingly.

Step forward, our Alarm Receiving Centre (ARC), an NSI II Gold Standard centre that manages all alarm responses, including any suspicious intruder activity. Clearway’s fire confirmation systems will verify (or otherwise) a fire, identify its source, and establish its gravity.

With fire detection, our team acts fast: depending on your protocols, they’ll liaise immediately with your site manager or the emergency services.

Again, technology is of the highest standards. Wireless monitoring interfaces can be connected to your fire alarm panel and fitted with transmission and communication features.

Lighting the Way

Any firefighter will tell you something that most of us forget:

A fire may trigger a power cut and/or there will be smoke. And plenty of it. Darkness will descend in half a second. In both cases, nobody will know where they are. Frightening and dangerous in equal measure.

Emergency lighting installations are an exceptional solution to this obvious problem.

Once more, this enables compliance. We can install battery-operated emergency lighting as wayfinding direction indicators in essential positions. These lights will guide occupants to safe exit routes, reducing panic and restoring – as much as possible – a calm way out to safety.

Disabled Refuge Systems

If your commercial property has more than one floor, you must have a disabled refuge point. When waiting to evacuate, this is a protected space and ensures that those unable to leave independently or quickly will be safe.

Clearway can offer expert advice on the best number of disabled refuge points in the building – and where they should be positioned.

Commercial Fire Extinguishers

It’s not possible to put fire extinguishers just anywhere.

Are they in the right place – and in the right position? We will be happy to offer guidance.

Looking After Systems – And People

Fire system maintenance isn’t a quick job. It’s not about pressing a few buttons to check if something is working.

Our engineers will carry out a whole series of checks and balances to certify that your entire network configuration and all your systems are working perfectly and to standard. The process is meticulous, and involves:

  • Testing every component and part
  • Inspecting batters and back-up power
  • Cleaning and servicing
  • Visual checks to highlight any part of the property that does not comply with fire standards as set by BS5839-1-2013
  • Technical updates where necessary

Clearway also provides routine maintenance services through a structured schedule. This involves carefully verifying: alarms, detectors, sprinklers, hydrants, lighting, etc.

Some Final Thoughts

Fires are frightening, dangerous and incredibly damaging. They cause hideous destruction; fire damage can ruin business continuity.

What will work best? Clearway has the practical knowledge you need and an in-depth understanding of compliance issues – with expertise in fire safety and vacant property security. We’d be pleased to speak to you about supporting your operation as fully as possible with our joined-up approach.

Don’t forget: a complete security and fire solution could include commercial CCTV surveillance and access control solutions.
