The client had acquired a tenant for a commercial office property, but the current EPC was out of date, and an urgent, up to date EPC was required in order to complete the lease.
Clearway attended the site in order to review the property for the initial EPC quote, whilst in attendance our staff noted some additional buildings in the form of aircraft hangars situated on the same site. We enquired whether these were being included within the lease, explaining that as they were separate entities they would require separate EPCs.
The client was unaware of this requirement, but as Clearway had identified the issue early within the process, we were able to successfully complete the EPCs for all areas in the same day.
This swift action saved the client valuable time and cost with their urgent need to get the lease completed. Had this issue not been highlighted as part of the preliminary quoting phase, Clearway would have been unaware that there was a separate entity requiring an EPC and the client would not have been able to successfully complete the lease.
